Is this the same as a home inspection?
No. Structural evaluations are not general home inspections and do not include mechanical, electrical, plumbing, roofing, HVAC, environmental, or code-compliance items unless explicitly stated.
What type of Services do you provide?
I provide residential structural evaluations, inspections, and limited structural design services, performed by an individually licensed Professional Engineer in Oklahoma.
Are Inspections visual or destructive?
Structural inspections are non-destructive and visual in nature, limited to readily accessible areas at the time of the site visit.
No demolition or invasive testing is performed unless specifically agreed to in advance.
Do you inspect crawl spaces or attics?
Crawl spaces or attic areas may be excluded if access is unsafe, excessively restricted, obstructed, or poses a safety risk.
Areas with limited clearance or difficult access may not be entered or evaluated.
Do you sell repairs or work with contractors?
No. All evaluations are independent professional engineering opinions. I do not sell repairs, recommend contractors, or receive referral fees.
Do you provide repair cost estimates or construction supervision?
Repair concepts or recommendations may be provided for guidance purposes only.
Construction means, methods, costs, and contractor selection are the responsibility of others unless separately contracted.
Can you tell if a crack is structural?
Often, yes. I evaluate crack patterns, location, width, displacement, and overall structural behavior to determine likely cause and significance
Do you provide a report?
A written summary or documentation is provided as appropriate to the agreed scope. Findings are also explained directly during or after the site visit.
Do you perform pre-purchase inspections?
Yes. I provide structural evaluations for buyers, sellers, and real estate professionals to help identify structural concerns and inform decision-making.
How long does an inspection take?
Most residential structural inspections take approximately 0.5–2 hours on site, depending on the size of the home and the concerns being evaluated.
Does a structural inspection guarantee that no future issues will occur?
No. A structural evaluation reflects conditions observed at the time of inspection only.
It is not a warranty, guarantee, or prediction of future performance or movement.
